CONNECTIVITY: Fiber/internet connectivity can be furnished by various telecommunications providers within the building. They include Level3, Cogent, AT&T, Telepacific, XO, Verizon, and Qwest/Equis. The building has various underground conduits that are available for exclusive licensing to connect and cross-connect to and within the 4th floor meeting room.

PARKING: Parking is available in the underground parking garage for tenants at prevailing rates. Pre-authorized visitors must be registered at the security desk before they are allowed to enter the building. The related charge will be billed to the tenant.

BUILDING CONFERENCE ROOM: a common conference room is available with state-of-the art video teleconferencing and presentation equipment.

SECURITY: The building is staffed by security personnel 24 hours a day, 7 days a week including holidays. In order to monitor all areas of vulnerability over 70 security cameras have been installed with a 30-day archived history. In addition some tenants have also installed their own video monitoring systems around their individual suites. Lobby doors are locked after hours, and motion detectors are activated to alert the security desk of any movement within the common areas. All such activity is monitored through the various cameras. Fire and emergency exits are constantly alarmed and under video surveillance. The parking garage is restricted to monthly tenants and their guests. Public parking is not permitted in the building. All visitors wanting access to the garage must be authorized by the tenants in advance. An elevator access control system is planned to restrict tenants to their floors and control lobby & garage access independent of the security personnel.

AREA AMENITIES: The building is located within the financial district of downtown Los Angeles and in close proximity to many entertainment, cultural, government and transit facilities, including the multi-billion dollar LA Live complex (which includes the Ritz Carlton Hotel, Ritz Carlton Residences, JW Marriott Hotel, Nokia Theater, Club Nokia, Regal Entertainment complex, ESPN zone and broadcasting studios), the Staples Center arena, the Los Angeles Convention Center, the Music Center, Disney Concert Hall and the old Broadway Theater District. This area is also considered a transit corridor because of its proximity to the Union Rail Station and the Metro light-rail and underground systems. Many government and public service agencies are nearby, including Los Angeles City Hall, Los Angeles Department of Water & Power, Los Angeles Juvenile Court, Kenneth Hahn Hall of Administration, Los Angeles County Municipal Court, Hall of Records, Cal-Trans, United States District Court, LA Unified School District, Metropolitan Water District, Metropolitan Transit Authority and the Federal Building.

ENTERPRISE TAX CREDITS: The buildings are located in an Enterprise Tax Zone. Businesses in this tax zone may qualify for State tax credits for hiring employees or purchasing equipment. The incentives are provided below. Tenants will be directed to a qualified tax professional to discuss the applicability of these credits (if so desired).

  1. Hiring Tax Credits: This credit allows an employer to take credits of up to $36,440 per employee based on wages over a five-year period.

  2. Sales and Use Tax Credits: Credits are available equal to the amount of sales tax paid on qualified purchases such as technology and telecommunication equipment and most other office equipment if used within the tax zone
